Las Varas Ranch Parcel Map and Lot Line Adjustments (filed under 05TPM-00000-00002)

The project entails reconfiguring eight lots comprising approximately 1,800 acres zoned AG-II-100 and “U” into seven new lots via a subdivision (05TPM--00000-00002) and two lot line adjustments (05LLA-00000-00005 and 05LLA-00000-00006). Future residential development on six of the parcels would be limited to designated building envelopes of between 3 and 5 acres; residential development on the seventh lot would be limited to its southern half. The proposal requires a consistency rezone of certain parcels from “U” to AG-II-100. The project includes two trail easements offered to the County, including a lateral coastal trail north of Highway 101 and a vertical beach access trail and parking area south of Highway 101.
